In fact the most sensible ideas since the proposal for a Lanes development (rebuilding of the old street pattern) for the St James's Street area.

i cannot see the lanes devlopment ever happening, it would rely on too many small busineses.
very unlikely that many would throw their hat in the ring unless they knew many others were, bit of a catch 22 situation.
there would have to be an anchor business that would then attract smaller concerns to fill the units.

Howard there are studies showing that 'anchor developments' can also be highly detrimental to small businesses, with few being prepared (or able to afford) to compete. A better idea would be to market the new shops on a more specialist basis, encouraging the computer retailers or other fields in. A mix of computer suppliers, software and games suppliers would compliment each other and provide a destination for those wanting to shop for such things. It would also allow existing and new businesses to continue in the rest of the town. Better than "come to Dover we got supermarkets".
Politics, it seems to me, for years, or all too long, has been concerned with right or left instead of right or wrong.

By the way, Pencester Gardens should be policed not built on. People need green spaces as much, if not more, than shops.

I agree, there must be other ways of regeneration than attracting supermarkets. Why would a supermarket chain choose to move to DTIZ when so many are opening at the Charlton Centre, unless one of them was to be offered superior premises there.
Perhaps a way forward would be to create themed areas - as with Folkestone's creative quarter. Margate looks good with bunting and flags and cafes in its Old Town. Simple strategies that make a town look interesting and alive.
I must stress that my plan to build on Pencester if NOT to do with current users but with the rationale of creating a centralised shopping area rather than one part on the DTIZ then running to the Charlton Centre which has to be unsustainable.

anchor developments do not have to be supermarkets, there are department stores, designer outlets, electrical businesses that can do the job.
the creative quarter in folkestone has been tried and has not been a complete success, would fail miserably here in my view.

Mark - as I have said on numerous threads and on other forums and in conversation and correspondence with councillors I am all for a retail lead lanes style development on the DTIZ site - in fact I was saying this over 3 years ago....
I just disagree with your choice of location not your choice of development
I also recognise that there are certain types of retail establishments that do not need or want to be in a town centre site - local bakers, butchers, newsagents/convenience store, takeaway stores for example
I also have argued for some form of theming or zoning in the town - for example making the area around Market Square a home for cafes etc.

Delmaines is staying at the Charlton Centre, must have reached agreement with new owners

I was talking to someone yesterday about Delmaines. They are loosing the area they had upstairs that has access from the shop, so they want to see what will happen.
I hope it all works out well as far as I know Delmaines are the only place in Dover that has or can get spares and also does repairs.
