that is how i read it, i have not seen anything on their website relating to future plans dated this year.

Any agreement for lease will be a binding obligation on both parties, subject to a number of conditions, the most important of which will concern timely completion of the cinema building. Given the number of conditions (49) in the planning consent, most of which impose requirements to be fulfilled before development starts, I don't expect to see cranes this summer, except perhaps on the site on the corner of Castle St and Woolcomber St, where they are planning to build a block of flats.

Again, no one can deny this has been a long time coming and there is still a long way to go but this is a giant step forward.
The community & regeneration team that are working on this now, are well aware of how long it has taken and I am sure that they are just as frustrated as some Dover people are but they have worked hard and want to deliver this project as quick as possible, just as much as everyone else does.
This is an achievement and will lead to a better Dover and benefit the surrounding communities.
Well done to all involved.

Paul, the CPO process is primarily a planning tool that requires landowners/tenant to engage. The financial aspect is not dealt with. If the landowner/tenant refuses to agree a price then they take the risk of it being settled by a tribunal. Most come to a commercial agreement and not having to bear professional cost of tribunals.

Now back to the other matters in the DTIZ - Are there any barriers left to overcome for the Residential Units, Hotel and Cineworld to be built Paul?
When will the Weirdy Beardies (sorry, I meant Archeologists) be moving onto the site to carry out their assessments and how long have they been allocated? Or are we waiting for some sort of tender process to be completed for this to happen, in which case, what is the timetable?

Not a problem Paul. You'll see some activity for topographical work over next weeks/months. No archaeological activity expected unless something found. The site was no doubt explored at time of MFI construction considering its age.
We would expect to be on site by the autumn for construction. I think I've answered your queries.

How can plans be passed when the land ownership is not sorted and when are we likely to see building work on Cineworld start which is the question so many are asking.

Jan, anybody can ask for planning approvals on other people's property providing they inform the owner that they are undertaking that activity.
Cineworld is part of the CPO scheme that was recently agreed. It's start will be part of a schedule when ownership issues of the CPO have been achieved. Given that is a straight forward site it should be early in the scheme development. Difficult to give timescales and I would be foolish to do so.

Jan. the properties concerned can settle at anytime and accelerate progress. We're all hopeful but what you now have is the certainty that progress will move on , given the CPO is accepted should it be necessary to apply it.
Happy news is that DDC own 95% of site including housing & hotel sites.
An amendment to the hotel scheme has been validated for planning consultation, primarily to change the access to the hotel bringing the foyer/entrance into the site opposite the cinema complex & dealing with room capacity. This stands outside the CPO scheme.

Again than you Paul, so in theory once the hotel goes through planning building could start at once that is good news.
Howard, they do not like Silver Screen, they prefer the bigger cinemas

Correct Jan, I much prefer to hover over your caveat 'in theory.' Someone is spending money to achieve the permission. I'm sure they are not doing it to drain their bank accounts, planning applications of this type are not cheap.
