Heres a thought, what plans would anyone have for the Eagle pub?? Would you keep it as a pub or try to turn it into a hotel, convert it into flats or offices????
To make it profitable how and what would you do?????????????????????????
Good question! It would make a lovely hotel.............shame to break it into flats.

It is a stylish historic buildings (not many in that locality), it is central (has it car parking?) would no doubt make a stylish hotel ????

Heart says turn it back to a hotel, head says turn it into quality good sized flats.
Even though I pass it quite often, I do not think it has parking certainly not much more like a yard. The more knowledgeable will know for sure.

inevitably it will be turned into flats, hopefully with exterior intact.
a hote i don't see as feasible, we have the county, dover marine,premier lodge plus another one in the planning stage.
all 4 are in the best location because most people that stop over are heading for the continent.
we have the ramada situated where it is for the same reason though they have a restaurant much used by local people.

As much as it pains me to say it. If it was unstable which i don't think that it is. An idea would be bring it down and widen the entrance that goes up towards Tower Hamlets. The bottle neck that a curse during certain times of the day especially when schools are coming out plus normal traffic including lorries and buses. Whether you are going up or coming down that way is a nightmare. If it were to be widened at that point of the Eagle traffic coming down could could come over sliding onto the London Road rather than the bottleneck that's at the moment.
I would just say that to have it used for something rather than to tear it down would be better but maybe an idea that may ease that pressure through the day

It would have more chance as a free-house as the owner could then buy the wet-sales cheaper than they could from a chain like Enterprise Inns or Punch Taverns or even Shepherd Neame.
There is an archway to the back but I don't know the size of any rear area. I've never know it as an Hotel, only as a pub.
Would it be able to attract good clientele, otherwise it'll be a rough old pub and not do well.
I could imagine it would/could be converted into decent quality flats/apartments, depends on the owner.
The old Natwest on the opposite corner was converted into some sort of flats a good few years ago, but don't know if it is run by a housuing assn or private.

freehouse or not it will struggle to survive

i think keith is right times have changed, pub chains and small speciality establishments preferably serving food are the way to go.
premises the size of the "eagle" are not really viable, the emergence of micro pubs indicates that to be the case.

I could see the top floors being turned into flats with maybe a pub/bistro on the ground floor with the added benefit of rent coming in to help subsidize the costs of running the business downstairs. But if you say there is limited parking this may be a non starter.
It might not make a difference - my son is in similar accommodation while at Uni in Durham and it works well despite poor parking. It's a nice little earner for the landlord and the coffee is good!
