    Paul, you write DTIZ, but first of all Burlington House would need come down.
    Although if it does, the multistory car park should collapse like a pack of cards through sheer impact.
    DTIZ is in itself a whole set of projects that'd cost many, many millions of pounds.

    Then we have to see if DTIZ will enhance business in other Dover areas, or if a commercial DTIZ would not take away existing business from the current shops operating in Dover.

    I know that when Morrisons opened, Iceland and COOP lost out on my purchases by about 75%.
    Remember that at the Castle there is a Naafi restaurant. People ordering beans on toast there are hardly likely to stop over in la Salle Verte in the Town Centre for the same.

    So if you have a caravan on Western Heights supplying fried sausages, the customers won't buy these a second time in the town.

    The whole equation needs looking into,

    My advice is: wait for B.H. to come down. If we achieve that, then wait for DTIZ to go up.
    Then see what happens. Only then will you be able to make estimations on a W.H. project.

    As it stands now, there are too many development plans on the table at one time.
