    #237 Keith , quite logical really.

    It will probably invalidate his insurance cover and certainly cause major problems when he comes to sell the property/business because he can't produce a valid planning permission with usual building control consents.

    Any solicitor worth his salt will advise not to proceed with purchase until issues of regularity are addressed.

    Short term expediency has long term & costly consequences.

    These comments are not addressed specifically to this planning matter but are generalised observations.
