An interesting view but I'm not sure Bicester Village is a fair comparison. It was designed as an out-of-town retail destination comprising 130 outlet shopping boutiques. Same architect, but a completely different scheme for a different market.

Bicester Village is edge-of-town and causes regular traffic chaos around the A34/A41 junction. Not what we need in Townwall St at all.
