    If we take Dreamland as a case study, which, considering there will be opponents to the council's plans, is a fairly similar scenario, then we can expect at least an 18 month process before the Order is finalised. Tender documents will then have to be drawn up for the demolition, due time given for posting, delivery and allocation of those tenders, so say 8 months. Once done, plans will need to be submitted by the winning contractor for demolition and all the eco and HSE rubbish that that entails, so say another 6 months. Once passed and approved, the site will need to be secured, cleared, demolished, then cleared again, another 3 months.

    Conservatively then, we're looking at 3 years from now before footings can be put in place for M&S (Cineworld being on a clear site should mean a shorter process), which considering that M&S have only 2 years left on their High Street lease is a tad concerning.

    What timetable do the Council have in mind Roger? Can Mr Watkins offer an informed comment here?
