  I agree completely with Peter and Phil.
  
  When we owned the Ravens we tried to sell it as a going concern for over a year, we only received one derisory offer from a local publican for less than we had paid as sitting tenants. We then battled through planning eventually winning on appeal to get change of use hoping that would provoke more interest but sadly nobody was interested in continuing the business.
